Does it make a difference which Realtor® lists your short sale home? Of course it does! In today’s market, merely having a real estate license doesn’t get the house sold.

From the year 2005 to present, the Phoenix real estate market has been a roller-coaster ride. Currently the market continues to be bogged down with short sales and pre-foreclosures. As of April 2010, there are over 14,000 active short sale/pre-foreclosure listings throughout the Valley representing 21% of total closed sales.

These types of transactions will be part of the market for the next several years. It’s extremely important for buyers and sellers to use a Realtor® who has been properly trained and has experience in how to handle and negotiate them.

Routine training is extremely important in this industry. It brings value to clients when the agent stays knowledgeable in the vicissitudes of the Phoenix real estate market.

A realtor with experience in the selling and the buying side of short sales is also recommended. Ask too, if if he/or she has experience with pre-foreclosure sales.
