Tenant Representation (Retail & Office) Whether you are leasing or purchasing a property or suite for your business or simply want to renegotiate better terms/conditions, it is in your best financial interest to hire your own representation. Landlords and Sellers alike can be extremely gregarious and you may feel that you can “Trust” them, but the truth is they are loyal to themselves, not you. In fact, the more you are willing to pay, the “better” your relationship will be with them. Brokers that work for the Landlord have a fiduciary responsibility to their boss, your Landlord. That responsibility does not extend to you. When you hire a Tenant Representative, his or her job is making sure you pay the least amount in total rents and associated costs. You can be assured; this is NOT the job of the Landlord or the Landlord’s representative.  Each space/property has a set commission placed upon it. That commission is either paid 100% to the Landlord’s broker, or it is divided between your representative and his. What this means is that you do not “save” money by not being represented and in almost every single case, you will leave money on the table if not represented. The job of the Tenant Representative is to educate you about the current market conditions, research all of your current options that meet your requirements, tour those prospective sites, gain offers from several of the Landlord’s and leverage them against each other to secure you the best deal possible.

Gia Heller’s real estate career began in 2001 as Marketing & Research Director for Velocity Retail Group, the #1 Retail Team in the country for CB Richard Ellis at the time. Within two years she was promoted to National Marketing & Research Director for Retail Corporate Services at CB Richard Ellis. Here, she was responsible for creating, implementing and managing all systems and processes behind the scenes of rolling out such clients as CVS Pharmacy, Lowe’s Home Improvement, Bank One, Starbucks, Banana Republic/ Old Navy/ The Gap, Rubio’s, Fatburger, Smart & Final & more. Gia received the honor of “The President’s Award” for outstanding leadership and contributions to the organization in 2003.

In 2005 after making it to the 21st finalist position for Season III – The Apprentice, Gia decided to take advantage of a major boom in luxury, oceanfront condos, by moving to Puerto Penasco, (Rocky Point) Mexico. While in Mexico, she received accolades as Top Producer in 2005 & 2006 for Century 21 as well as Top Producer in 2007 for Sonoran Resort Properties. Gia sold over $20M in properties during the course of these three years. In 2009, Gia teamed with Phoenix Realty Advisors to learn the ins and outs of the Phoenix “Office” market from the ground up. It was an easy fit for her given her previous history in the Phoenix, Arizona “Retail” market combined with her sales acumen achieved abroad. Since, Gia has decided to temporarily hang her license with Geneva Real Estate while she studies to receive her broker’s license and open her own brokerage firm in the immediate future. Gia is also President and founder of the all-women’s networking group “Arizona Women Networking”.
